JOB DESCRIPTION:

Our ideal Sales Associate has 1-2 years of sales experience in hospitality, retail, or a minimum of 1-year of experience in a multi-family environment.

JOB DESCRIPTION:

The Assistant Manager assists the Property Manager with activities involved in the successful day-to-day operation of the community with strong emphasis on accounts receivable and leasing. 

• Determines the new interest rate annually and revises the security deposit interest forms
• Establishes and maintain good relations with residents, prospective residents, vendors, and co-workers
• Maintains controls over Accounts Receivables. Maintains Village Green’s targeted delinquency goal of less than .005% of annual GPI. Applies payments to resident ledgers; make daily bank deposits; follow-up with telephone calls and/or collection or demand notices (letters) to insure prompt payment by residents; creates and delivers NSF notification letters; adjusts/corrects resident ledgers; inputs concessions; updates lease information/changes; etc.
• Maintains current and complete property management software information. Inputs daily activities such as move-ins and move-outs, notices to vacate, resident transfers, lease renewals, lease changes, household and occupant demographics, search tag information, application approval/rejections, cancellations, etc.
• Administers the lease renewal program.
• Generates and delivers general correspondence to residents, vendors, and prospective residents such as, lease violations, certificates of insurance updates, application rejection letters, etc.
• Inspects condition of move-outs in a timely manner in order to document charges prior to reconciling security deposits
• Maintains collection policy for residents who moved out with a balance on their account. 
• Assists in monitoring property condition; report concerns/liabilities to property manager/maintenance supervisor
• Adheres to established policies related to fair housing
• Performs general office duties: answers the telephone; writes service requests, newsletters, files, monitors and orders office supplies and printed materials, etc.
• Performs, when asked, property manager duties in absence of Property Manager

QUALIFICATIONS: 

• Previous experience in Property Management a must
• Previous supervisory skills required
• Requires good computer skills with emphasis on Microsoft Word and property management software, and prefer some experience in Excel
• Must have real estate license or obtain within 120 days of employment if required by state law
• Good organizational skills
• A basic understanding of accounting principles and office administration
• Ability to communicate effectively
• Must be team oriented

JOB DESCRIPTION:

Essential Duties and Responsibilities include the following. Other duties may be assigned to meet business needs.

  • Responsible for achieving company and client budget objectives

  • Supervise all Marketing, Leasing, Administrative, and Maintenance functions.

  • High level of involvement with Resident/Landlord Relations

  • Responsible for accounting and collections

  • Supervise day-to-day office and maintenance operations, including project management.

  • Responsible, under the supervision of the Area Director, for property-specific and company reporting requirements as provided to the Corporate Office or clients on or before the due date

  • Follow all organization's policies, practices, and procedures

  • Participate in proactive team efforts to achieve property and company goals

  • Must have strong time management skills, and be able to multitask. 

  • Perform special projects and other duties as assigned

  • Minimum of 2 years of experience in multi-family Property Management, including supervisory 

  • Exceptional interpersonal skills and ability to maintain strong working relations with internal colleagues, owners, and vendors

JOB DESCRIPTION:

  • Oversee the daily operations of a portfolio of affordable and conventional properties, ensuring optimal performance.

  • Develop and execute strategies to maximize occupancy, rental revenue, and financial performance.

  • Ensure compliance with LIHTC, HUD, Section 8, and other regulatory requirements.

  • Provide leadership, training, and support to on-site property managers and staff.

  • Develop and manage budgets, financial reports, and capital improvement plans.

  • Implement leasing, marketing, and resident retention strategies to maintain high occupancy rates.

  • Conduct regular site visits to monitor property conditions, operations, and staff performance.

  • Collaborate with ownership groups and stakeholders to align with business objectives.

  • Ensure adherence to company policies, fair housing laws, and local/state regulations.

QAULIFICATIONS: 

  • 5+ years of experience in multi-site property management, with a focus on affordable and conventional housing.

  • Strong knowledge of HUD, LIHTC, tax credit, and fair housing regulations.

  • Proven experience in budgeting, financial reporting, and operational management.

  • Excellent leadership, communication, and problem-solving skills.

  • Ability to train, mentor, and develop on-site staff.

  • Proficiency in property management software (RealPage, etc.).
